Project Overview

As part of the change of use, the existing ground-floor unit is being converted into a general medical practice. The structural framework remains substantially unchanged; modifications are being carried out solely to meet the functional and hygiene requirements in accordance with the BayBO and the ArbStättV.

Architectural Concept

The architectural concept is based on the functional restructuring of an existing commercial unit into a general medical practice. The fundamental structural framework remains intact; the new spatial organization adheres to the requirements of medical use, the specifications of the Health Department, and the guidelines set forth by the BayBO and ArbStättV. The practice features a clear zoning scheme: the reception and waiting areas constitute the public zone, while the treatment rooms, laboratory, staff rooms, and sanitary facilities are organized as distinct functional units.

Project Process and Design Concept

The project scope involved the conversion of an existing ground-floor commercial unit into a general medical practice. The design concept was based on the functional reorganization of the interior spaces, without altering the load-bearing structure. The planning focused on accommodating medical workflows, meeting hygiene standards, and complying with the regulations set forth by the BayBO, the ArbStättV, and the local Health Department. The spatial layout was developed to establish distinct functional zones for reception, waiting areas, diagnostics, treatment, and laboratory work.

Collaboration and Planning Approach

The work was carried out in close coordination with the client, the health authority, specialist planners, and the executing trades. The planning approach combined adjustments required for regulatory approval with a technically precise elaboration of the interior structure. Key interfaces existed between the electrical, plumbing, and ventilation planning disciplines—particularly with regard to medical requirements and barrier-free accessibility. Implementation was supported by construction-phase supervision.

This resulted in the development of a revitalization project with strong character that successfully transforms an existing structure into future-proof living space.
