Project Overview

The complex integrates itself into the fine-grained residential fabric of Unterhaching, adopting its scale. A communal garden area featuring a playground serves as the central open-space element, enhancing the quality of living. Additionally, private terraces and balconies provide further outdoor living spaces.

Architectural Concept

The residential complex comprises a multi-family building with eight residential units as well as an attached three-unit building. The design is based on a conventional, cost-effective construction method featuring solid masonry and adhering to the EnEV 55 energy standard.
The architecture is characterized by a restrained, modern aesthetic: clean facades, balanced proportions, and functional, efficiently organized floor plans define its visual appearance.

Project Workflow and Development

The project evolved from the urban planning and architectural conceptualization of a residential ensemble to detailed execution planning and the preparation of tender documents. The objective was to create high-quality yet cost-effective residential space that integrates seamlessly into the existing residential fabric in terms of scale and character. Throughout the planning process, particular emphasis was placed on floor plan optimization, structural detailing, and the implementation of energy efficiency requirements.

Collaboration and Coordination

The project execution was characterized by close collaboration with the client, specialist planners, and involved trades. Particular emphasis was placed on interface coordination, detailed coordination, and economically optimized solutions—especially during the detailed construction documentation and specifications preparation phases. Through the close integration of planning and tendering, quality, cost-consciousness, and feasibility were given equal consideration.
