Villa Marie Company Daycare Center, Göppingen (2021), Fluck Holzbau GmbH
Comprehensive planning and project management for a timber-frame kindergarten, including MEP

Project Overview
The new construction of the “Villa Marie” company-run kindergarten in Göppingen involved a comprehensive project management approach using timber construction. The project covered a floor area of approximately 1,400 m² and placed high demands on the integration of architecture, structural engineering, and building services.
The goal was to create a functional, sustainable, and reliable building while taking into account the specific requirements of a modern company-run daycare center.
Project Highlights
- Client: Christophsbad GmbH & Co. Fachkrankenhaus KG / BruderhausDiakonie
- Role: General contractor, project management, and planning
- Contact: Florian Fluck
- Year of construction: 2021
- Size: approx. 1,400 m²
- Construction method: Wood construction

Project Timeline
The project was implemented using an integrated planning approach, in which all disciplines – particularly the MEP (mechanical, electrical, and plumbing) systems – were coordinated at an early stage and integrated into the timber structure.
A key focus was on coordinating technical spaces, routing of cables and fire protection requirements, particularly in conjunction with the timber construction method. In parallel, the permit planning as well as the execution and installation planning were developed and continuously coordinated.
During the construction phase, all subcontractors, including the building MEP disciplines, were managed and coordinated. Quality, schedules, and costs were continuously monitored. Construction supervision was carried out through Phase 8, including final inspection and handover.
Ensuring smooth future operations was of particular importance, especially with regard to user requirements for the kindergarten’s daily operations.
