Project Overview
The Loft4Living project entails the complete renovation and adaptive reuse of a former residential and commercial complex in Dillingen-Hausen. The existing main building—along with a small studio and a former warehouse—are being transformed into a modern residential ensemble. Its location directly alongside the Zwergbach stream, nestled within a quiet residential neighborhood rich in greenery, serves as the foundation for a real estate project with lasting value stability.
Architectural Concept
The “Loft4Living” project transforms a former residential and commercial complex into modern, energy-efficient living space. The renovation is executed in a loft style, featuring spacious living and dining areas, high ceilings, and expansive windows. The clean, bright facade design and the tranquil location along the Zwergbach stream forge a connection between the site’s industrial past and contemporary living. The buildings integrate harmoniously into the surrounding residential fabric, acquiring a modern identity through their new materiality and linear composition.

Project Process and Revitalization Concept
The project was based on the transformation of an existing residential and commercial complex into modern living space with a loft-like character. The initial focus of the project workflow lay on the analysis and development of a viable revitalization concept, followed by design, detailed, and execution planning, extending through to the tendering phase. The challenge lay in preserving existing structures while simultaneously creating new residential qualities and capitalizing on the economic potential for adaptive reuse.
Collaboration and Project Management
The work was carried out in close coordination with the client, specialist planners, and other project stakeholders. Interface management played a pivotal role—particularly regarding renovation and existing-structure issues—such as in the areas of structural modifications, building physics, flood protection, and technical retrofitting. This integrated collaboration enabled the successful harmonization of design, technical, and economic requirements.
