Project Overview
The historic Villa Elsa has been converted into a modern wellness hotel that combines the charm of the Gründerzeit era with contemporary architecture and sustainable technology. The heritage-listed building underwent an energy-efficient renovation meeting the KfW 55 standard, received barrier-free access, and features a new spatial layout comprising approximately 45 rooms.
Architectural Concept
The concept is based on the fusion of heritage-listed Gründerzeit architecture with modern wellness and hotel typologies. The historic stucco façade—featuring cornices and round-arched windows—is preserved as an identity-defining element. The wellness and spa area—comprising a sauna, relaxation lounge, and salt room—forms the atmospheric heart of the complex. The new indoor pool hall complements the ensemble as a transparent, contemporary glass structure, featuring natural stone flooring and a sustainable energy supply.

Project Workflow and Transformation Process
The project entailed the sensitive transformation of an existing historic building into a modern wellness hotel. In addition to traditional planning, the primary focus lay on developing a viable concept that harmonized heritage conservation, energy-efficient renovation, and the new functional use. The integration of new spa and indoor pool areas necessitated a particularly meticulous planning approach to seamlessly interweave the existing structure with the new extension.

Particularly during the overall construction management phase, the focus lay on detailed coordination, quality assurance, and overseeing demanding interventions within the existing structure.
