Bergwelt Kandel (2021)

Project Management for Wooden Structures – Hotels, Restaurants, and Event Venues

Bergwelt

Project Overview

Role: Project Manager & Co-Project Leader

Company: Fluck Holzbau GmbH

Budget: approx. €4.0 million

With the “Bergwelt Kandel,” a challenging construction project was realized at an altitude of approximately 1,200 meters in the Black Forest, encompassing the complete redevelopment of a tourist destination. Following the demolition of an existing building, a modern complex was created featuring a hotel, restaurants, and event spaces.

The project was executed as a general contracting service and is based on a consistent timber construction approach using glue-laminated and cross-laminated timber structures. The high degree of prefabrication and the use of regional materials emphasize the sustainable approach and efficient construction methods.

Project Highlights

  • Elevated location at an altitude of approximately 1,200 meters (Black Forest)
  • Complex construction and logistical requirements in an alpine setting
  • Timber construction with a high degree of prefabrication (glulam / CLT)
  • Sustainable building concept using regional materials
  • Combination of hotel, restaurant, and event facilities

Project Timeline

As project managers and co-project leads, we were closely involved in the execution phase. The focus was on the operational management of the construction work and the coordination of all project stakeholders under challenging conditions.
Project implementation required close coordination between planning, prefabrication, and construction. In particular, the integration of the timber construction elements and the organization of construction processes under high-altitude conditions placed demanding requirements on scheduling, logistics, and coordination.

Services

  • Operational project management during the construction phase (schedule, cost, quality)
  • Construction site coordination and management of construction processes
  • Subcontractor management (contracting, coordination, supervision)
  • Review and approval of bids, design stages, and project documentation
  • Coordination between planning, prefabrication, and construction
  • Quality assurance and oversight of inspections and handover
  • Management of project communication and coordination among all parties involved
  • Participation in risk, contract, and change management
  • Support in legal matters
  • Preparation and structuring of project documentation
  • Inspection and handover to the developer

Challenges

The exposed location at an altitude of approximately 1,200 meters presented significant logistical and weather-related challenges. Limited accessibility, transportation logistics, and changing weather conditions required precise planning and flexible management of the construction processes.
In addition, the timber construction method with a high degree of prefabrication placed special requirements on the coordination between planning and execution. Precise coordination of the interfaces was crucial for meeting schedule and quality targets.

Results

The “Bergwelt Kandel” is a high-quality, sustainable building complex that serves as a reference project for modern timber construction in the tourism sector. The project demonstrates the successful execution of complex construction projects under challenging conditions and underscores the importance of structured project management during both the planning and execution phases.
